Propriété

Les présentes conditions générales constituent la base sur laquelle les réservations sont acceptées au manoir FONTE SANTA, ci-après dénommé simplement FONTE SANTA, un hébergement local de type « Guest House ». Cette marque d'hébergement local est la propriété de la société ARPRO+GP - Gestão de Projetos Lda, numéro de contribuable 514290528, basée à Rua do Choupelo, 868, 4400-088 Vila Nova de Gaia, Portugal. C'est donc cette société qui émet les documents relatifs aux transactions de services (à savoir les factures). Toutes les données personnelles des Hôtes seront reçues et traitées en toute sécurité conformément au RÈGLEMENT (UE) 2016/679 DU PARLEMENT EUROPÉEN ET DU CONSEIL du 27 avril 2016 relatif à la protection des personnes physiques à l'égard du traitement des données à caractère personnel et à la libre circulation de ces données, et abrogeant la directive 95/46/CE (Règlement général sur la protection des données) et sont destinées uniquement et exclusivement au fonctionnement normal du service contracté par l'Hôte. Vos informations personnelles seront ajoutées à notre base de données mais ne seront pas partagées avec des tiers. Pour respecter les dispositions légales en matière d'enregistrement des étrangers (les enregistrements sont obligatoirement communiqués au SEF, le Service de l'Immigration et des Frontières) et pour des raisons de sécurité, nous enregistrerons au moment du Check-in les données de tous les occupants des logements, y compris les mineurs accompagnés, pour lesquels tous les Hôtes doivent présenter un document d'identité valide avec photo (carte d'identité ou passeport).

Réservations

En effectuant une réservation à FONTE SANTA, par l'intermédiaire d'agences de voyage en ligne (OTA à partir de maintenant), ou directement sur notre site web www.fonte-santa.com ou même en personne, le client accepte de se conformer et d'être lié par les présentes conditions générales. Votre réservation n'est confirmée que lorsque vous recevez un e-mail de confirmation de notre part. Si vous ne recevez pas cet e-mail, veuillez nous contacter par téléphone ou par e-mail. Les prix indiqués incluent déjà la TVA au taux légal en vigueur, sauf indication contraire. Conformément au règlement 195/2024 de la municipalité de Vila Nova de Gaia, la taxe municipale de tourisme, d'un montant de 2,50 € par nuit, sera facturée à tous les clients de plus de 16 ans, dans le but de continuer à faire de Vila Nova de Gaia une destination durable de référence. Toutes les réservations effectuées auprès de FONTE SANTA doivent être garanties par une carte de crédit acceptée par nous, indiquant le nom du titulaire, le numéro de la carte, la date d'expiration et le numéro de sécurité, en remplissant et en signant le formulaire de réservation au moment de l'enregistrement. En cas de non-présentation, de dommages causés ou de vol, ou si un montant reste impayé concernant des services et obligations complémentaires (transferts, minibar, taxe de séjour, etc.), les montants respectifs seront débités sur la carte de crédit indiquée dans la réservation, conformément à une facture détaillée qui sera envoyée au client. Les données de la carte de crédit seront conservées jusqu'à 7 jours après le départ.

Arrivals & Departures (Check-in/Check-out)

FONTE SANTA does not have a permanently operating reception, so it is necessary to communicate the estimated arrival time to allow for service preparation. The in-person check-in is carried out between 3:00 PM and 8:00 PM. Any reservation with a check-in intended after 8:00 PM is subject to the sending of Late Entry Instructions and the respective access code so that the Guest can access the property and their accommodation without the receptionist's presence. The accommodations must be vacated by 12:00 PM on the day of check-out. If the accommodation is not vacated by 1:00 PM, compromising the preparation of the room for the next guest, the total price of one night will be charged, if the accommodation is not booked, or the cost of re-accommodating the next Guest. The magnetic card for access to the accommodation at FONTE SANTA must be returned to the reception at the time of check-out. In case of loss, the Guest will be charged €5.00 per card.

Payment

The secure use of your credit card, in the case of direct reservations, is made through the STRIPE platform, which will charge the value of your reservation. FONTE SANTA reserves the right to cancel reservations without confirmation of payment. In exceptional cases, payment of the reservation may be made in person through the bank terminal available at the unit or in cash. FONTE SANTA will only proceed with the check-in of guests after confirmation of payment. In the case of extra services requested by Guests during the stay, these must be paid by the time of check-out.

Bank Cards

Only debit or credit cards from the VISA and Mastercard systems are accepted, in the presence of the cardholder. If the cardholder is not present, proof of authorization must be provided at the time of payment. We do not accept other currencies or bank checks as a form of payment.

Cancellations

The request for cancellation or change of reservation dates (subject to our availability) must be requested up to 7 days before, to our email info@fonte-santa.com. Refunds for cancellations will be processed through the original payment method, in the case of direct reservations, through STRIPE, according to this platform's procedure. The total value of the reservation will be charged if the request is made after 7 days before the scheduled arrival date, as well as in cases of no-show. In the case of early departure or unused nights, the guest will not be entitled to any refund. If, in cases of force majeure, the reservation is canceled by FONTE SANTA's responsibility, provided that the cause of the cancellation does not come from the guest, a full refund of the stay will be made. In the unlikely event of a serious breakdown, likely to compromise the level of service and quality of the stay at FONTE SANTA, and if it is not possible to carry out the repair in a timely manner or replace the Guest's room, the Guest may only receive the price of the remaining stay, and cannot demand any other compensation. With the refund, FONTE SANTA will have no further responsibilities towards the guest resulting from the said cancellation.

Guest Behavior

Guests must maintain appropriate behavior at all times during their stay, in accordance with these regulations and the instructions of FONTE SANTA staff concerning respect for the property and other guests.

– Out of respect for the rest of other guests, noisy behavior is not accepted between 10:00 PM and 8:00 AM.

FONTE SANTA will have the right to immediately terminate the accommodation contract for good cause if the guest exhibits any behavior that affects the good coexistence, tranquility, or hygiene of the unit. In this event, the guest will have to pay for the extra services used up to that point and leave the accommodation and the property. – In such cases, FONTE SANTA will have no obligation to refund the guest for any unused accommodation, services, or any other loss or expense incurred.

The guest is not allowed to cook any food, either in the room or in any other part of the FONTE SANTA premises.

– It is expressly forbidden to use any of the objects or utensils provided in the accommodations outside FONTE SANTA. In case of damage or theft of any object or utensil, FONTE SANTA reserves the right to charge the respective amount on the credit card provided for the reservation guarantee.

Security Rules

Although Vila Nova de Gaia and Porto are cities with low crime rates, urban environments can be conducive to less safe situations. Therefore, we recommend some caution to our guests, especially during nighttime walks, avoiding displaying valuables.
For those traveling by car, it is essential not to leave valuable items visible inside the vehicle. Naturally, we are not responsible for any damage to guests' vehicles parked in areas adjacent to FONTE SANTA.

Guests must also take all necessary precautions to prevent possible thefts inside the unit. For your own safety, always close your accommodation door, as well as the house door and the gate at the property's boundary. FONTE SANTA assumes no responsibility in case of theft, loss, or deterioration of valuable objects such as watches, smartphones, jewelry, or other items of considerable value, even if such events take place in the accommodation. To prevent fires and other accidents that could endanger the health of the guests, others, and neighbors, guests must consider basic safety rules.

Responsibility

Guests can use the wireless broadband service "Wi-Fi" free of charge, as long as they use their electronic equipment; however, FONTE SANTA is not responsible for any loss of service or data on the equipment.
They are also solely responsible for all damages caused to the accommodations or common areas of the building by themselves, their guests, or any other people who enter the building due to the guest's negligent behavior.

Additional Information

FONTE SANTA is a manor house dating from the 18th century, therefore it is not prepared to receive guests with limited mobility. FONTE SANTA has a non-smoking policy, so it is expressly forbidden to smoke in any indoor area, including the accommodations reserved by the guests. Smoking is only allowed in the common outdoor areas (courtyard, terrace, and garden), as long as it does not disturb any other guest of this unit. Guests who violate the smoking policy may be subject to additional cleaning and deodorization fees and/or the costs of replacing the automatic fire detection system. Guests can receive visitors between 9:00 AM and 10:00 PM, but must inform the FONTE SANTA reception. The expenses incurred by the guests' visitors will be allocated to the guest's account, and if not paid by the visitor, the payment will be the full responsibility of the visited guests. After 10:00 PM, only registered guests are allowed to enter the accommodation. The use of the accommodations for any illegal purpose or possession of any illicit goods or weapons by the guest is not permitted. Under no circumstances can the accommodation be sublet. We strive to ensure that all information in our promotional material is correct at the time of publication, printed or not. We reserve the right to alter, replace or withdraw any service or "amenity" at any time, without prior notice and only if necessary.

Pets

No live animals of any kind, even pets, are allowed. The introduction of animals by the guest into the accommodation will allow FONTE SANTA to immediately terminate the accommodation contract without refunding the amounts paid.

Complaints

A complaints book is available; however, we will do everything in our power to make its use unnecessary and hope that over time it becomes a superfluous object! In case of unforeseen circumstances (e.g., natural disasters, pandemics), the cancellation terms may be adjusted at the hotel management's discretion. Guests will be promptly informed of any changes to the cancellation terms due to force majeure events.
